He did not tell me that after putting a $2700 down payment there would be more charges. First it was $300 for a flood permit, then it was $800 for a pad then it was $1, 400 for installation which included a buildup for it being in a flood area. I was not notified of when the trailer would be set up and they said it crooked on my property.
Hello found your views on site built and manufactured to be true. I have also seen bad construction on both options. Toured a site built home didn’t even have a back door ? Their used to be a manufactured home builder in our town called Liberty homes it went out of buissness long ago .

However, in general, I think that the homes do appear to be well built, and you are probably better off if you don't have to go through the construction process . Many of the neighborhoods that True Homes build in are a good value, because they purchased a lot of land during the down turn of the market, and then put a great deal of upgrades in them to beat the competition. A home inspection is a must even if it were a newer home or appears to be well built, even builders miss things and certainly you don't want to be the recipient of someone else's oversight.

While we have little complaints on the actual home so far , but our complaint , where we do have MAJOR COMPLAINTS is in regards to the poor drainage we are now left to deal with. When in reality, there is nothing they are WILLING to do. We also offered to sign a document saying that after they dug the proper drainage they would not be responsible for any repercussions of the drainage.

True Homes also swooped into my deserted community also, the homes that were here ranged from 200K to 400K, then came the recession. Now true homes is here and building 130K homes! Bringing the value down of homes that were here before. Also, True Homes does not make Developer follow their own rules and restrictions...We have a trailer sitting on the street, trash barrels everywhere. True Homes doesn't seem to care as long as they are selling their cheap homes...My community has turned into the "projects"...this community is in Huntersville, NC.
The owner of a mobile home generally, only owns the home and not the land on which it resides. I would buy a house made by truhomes, although the sales team can make buying a house a PITA. Their houses are well made, although I don't care for the materials used in the construction of newer homes.

Although we singled out the 4643P, you could technically take a look at their entire Mohave series. The floorplan of the home is in sync with the times and very modern. At least I found out early on that they will be sneaky and try to hid things from me. I know to stay on top of everything and check in to the progress of my home. I strongly suggest anyone considering a home from True Homes turn and run as quickly as possible. I’ve purchased several Tru Homes over the past few years.
We are having problems with our spec home, every day a new problem, and people are right, held together with glue. There isn't a piece of wood in the dam house, all fiber board, painted over to look like wood. Shame on me for not looking at this company more carefully. I ordered two Tru homes back in 2015, and one of them had a significant roof issue a few years later (some of the nails weren’t sealed correctly causing some significant water damage inside the wall). The home almost futuristic with only the wall panels giving it away as being manufactured. We love the exterior profile of a slanting roof on the one side, then the small raised kitchen area and then the porch/balcony on the other end.
I've seen their contractors dumping wet cement into storm drains. There are nails and debris over the entire development because their workers refuse to contain the construction trash to the sites. Management is rude and bullies and intimidates homeowners into taking corrective actions that won't actually fix issues. The other reviews concerned me but praise the lord I haven't had their experiences. I lived in a regular stick built home before this one and have been more than pleased with my purchase. Pray that you don't live in a neighborhood that True Homes takes over.
Manufactured homes are built really well overall, but that quality can easily be lost by poor installation. I live in a 2005 home and there was several issues that took place in the factory! The homes are rubber stamped and the fee is charged and the inspector never steps one foot on the lot or in the factory.
Also, state that you will start posting on social media and any review site you can find. DO NOT give up – you paid for that work in the price of the home so you have every right to get it done. Send a letter every week, or even every day, if you must. Be prepared for the ole “blame game” where the dealer will say it’s the builder’s issue and the builder will say it’s the dealer.
